I pull actual closed comps in your specific pocket of Tulsa, Broken Arrow, Bixby or Jenks, adjust for the real differences, and show you the math, not just a number I'm asking you to trust.
Price to the market you're actually in, not the one from six months ago
Inventory and buyer demand shift fast right now. A price that was right in the spring can be wrong by fall. Before we go live, I check what's currently active, what's pending, and what's actually closing, so your number reflects this week, not last season.
